Nigeria Real Estate Dictionary Definition: Define Terrace Duplex - Definition of Terrace Duplex
Terrace duplex is a duplex building on three floors . . . ground floor, first floor, and second floor.
Why terrace duplex? Why has terrace duplexes suddenly become popular in the island areas of Lagos Nigeria?
The reason is simple . . . it allows developers to build more houses per plot of land and get higher return on their investment.
Here's how it works.
One plot of land will conveniently occupy two units of 4 or 5 bedroom duplex. However, the cost of land on the island (and in some mainland areas like Ikeja GRA, Ogudu, and Magodo) is pretty expensive. Developers who have taken loan from banks find that building just two units of duplex in an expensive plot of land is not very profitable.
That is when architectural designers came up with the concept of terrace duplex to help developers turn a small piece of land into a gold mine.
What this means in reality is this . . . developers and home builders who adopt the terrace duplex concept can squeeze as much as four units of 4 bedroom duplex into one plot of land.
How is this possible?
