Nigeria Real Estate Dictionary Definition: Define Terrace Duplex - Definition of Terrace Duplex

Terrace duplex is a duplex building on three floors . . . ground floor, first floor, and second floor.

Why terrace duplex? Why has terrace duplexes suddenly become popular in the island areas of Lagos Nigeria?

The reason is simple . . . it allows developers to build more houses per plot of land and get higher return on their investment.

Here's how it works.

One plot of land will conveniently occupy two units of 4 or 5 bedroom duplex. However, the cost of land on the island (and in some mainland areas like Ikeja GRA, Ogudu, and Magodo) is pretty expensive. Developers who have taken loan from banks find that building just two units of duplex in an expensive plot of land is not very profitable.

That is when architectural designers came up with the concept of terrace duplex to help developers turn a small piece of land into a gold mine.

What this means in reality is this . . . developers and home builders who adopt the terrace duplex concept can squeeze as much as four units of 4 bedroom duplex into one plot of land.

How is this possible?

Simple. They add one additional floor to the house. This effectively reduces the width of each duplex by about half what it should be. That

is, the land mass occupied by each duplex is halved when the terrace duplex concept is adopted.

Here's one important thing to note . . . the adoption of the terrace duplex concept does not compromise the beauty, elegance, and style of the building. And it does not reduce the size of the rooms.

The builder simply moves the rooms that would normally occupy more land mass unto another floor.

A good example of a lovely terrace duplex that epitomizes the value of this kind of design is the 12 units of 5 bedroom terrace duplex at GRA Ikeja Lagos Nigeria. It's a mini-estate called Alliance court.

Each terrace duplex has 5 bedrooms that are all ensuite. And each have 2 living room with great view. The 12 units of 5 bedroom duplex are in two rows, 6 units per row. Each duplex has two car lots assigned. And there is a lovely swimming pool that serves the mini-estate.

You cannot help but admire the serene setting and lovely finishing.

Believe me, terrace duplex is a great way to increase your return on your development projects.
